Responding to the City of Fresno’s desire to embrace the concepts of New Urbanism and the Client’s desire to develop a project offering multiple residential opportunities within a pedestrian oriented setting, Michael Madden Associates was hired to prepare plans for this property. Working closely with the Client, the City of Fresno Planning Department, the City of Fresno Fire and Emergency Service Departments, as well as market analysis/programming consultants and civil engineers, the resulting plan reflects a cooperative team effort to attain a unified goal.

The West Area Mixed Use Village establishes a strong sense of place via main street boulevards lined with the architecture of alley loaded homes, a 2.7-acre “town commons” located at the heart of the village, residential neighborhoods with tree lined streets and central parks, and a 5.6-acre neighborhood retail center and village green providing neighborhood services and dining
opportunities. Neighborhoods,parks and the retail center are all within a short walking distance of one another and streets are designed with curb adjacent landscape parkways and well articulated architecture to enhance the pedestrian experience.

Adjacent to the project is the Central Unified School District’s Koligian Campus Center, a 160-acre multi-use education and sports campus with an elementary school, middle school and high school, multiple sports fields (soccer, baseball, softball and football), play courts (basketball, tennis) and sports track. Parking for public use of the sports facilities is provided.

Important to the pedestrian orientation of the village is the design and scale of the streets. The project team worked closely with City staff in arriving at reduced curb-to-curb dimensions that accommodated emergency service and parking needs while reducing the scale of the street and controlling traffic speeds. As a result of this effort the City of Fresno is examining their streets standards to employ these approved modifications as standard plans.
