Within Indio’s sphere of growth and set between the Monroe Street and Madison Street growth corridors, the Polo Club is a plan prepared for SunCal Companies as part of a due diligence exercise to assess the developability and marketability of a proposed master planned community requiring the collaborative efforts and/or acquisition of several property ownerships. The area, known for its equestrian and polo club activities, as well as numerous golf courses, includes the well known Empire Polo Grounds and adjacent properties.

The proposed plan is based upon basic TND principles and includes a variety of residential and retail/mixed-use considerations, a polo club, hotel facility, elementary school, sports park and numerous neighborhood parks.

At the center of the community is the 41-acre polo club and 20-acre hotel, along with the community sports fields, an elementary school and HOA pool/recreation center. Framing the center piece and within walking distance to all uses are proposed a variety of residential neighborhoods, each oriented around a central neighborhood park
element providing neighborhood identity and a sense of place when “arriving home.” Adjacent to the hotel facility and located in the “high-profile” corner of Monroe Street and Avenue 51 is a proposed 61-acre mixed-use village offering a variety of retail, dining, entertainment, office and residential uses to serve both the Polo Club community as well as the surrounding golf course communities.

Intended to be both a first- and second-home community, an elementary school, sports park and HOA recreation facility with pool and clubhouse accent the community’s central core. Streets are intended to be tree-lined with landscaped parkways to encourage walking and bicycling through the community, particularly during the cooler winter months. Pedestrian paseos, greenbelts and trails are intended to provide connectivity throughout the community in addition to the streets and shaded sidewalks.

The plan provides for a well positioned community which accents the surrounding golf course environs and markets off of the history and recognition of the Empire Polo Grounds and associated activities. The hotel and polo club provide an identity and ongoing connection to the past while the plan provides for a variety of residential home types and neighborhoods to address the growing market, all responsive to the market assessment and programming conducted as part of the due diligence process.
