The Del Amo site is a 14.6 acre infill property adjacent to the recently expanded and remodeled Del Amo Mall and Life Style Center. Also bordering the site are office buildings, a restaurant and established single family detached residential neighborhoods.

As a result of the very restrictive purchase agreement with the adjacent retail mall operator limitations were placed on retail considerations for the subject property. After extensive research and marketing assessment as to viable uses, including medical/office, residential, select retail and hotel uses, the “best use” of the land was determined to be an “urban residential” neighborhood. Market analysis and research into the areas demographics and housing needs by project consultants, as well as surrounding uses, resulted in the proposal for the planning and design of single-family detached “auto-court” homes with pedestrian paseos providing access to “formal” front entries, set within a neighborhood

accented with a park and recreation elements.

In response to this program Michael Madden Associates prepared the above plan utilizing the “Matisse” residential product by Lee Homes, located in Playa Vista, CA, as the prototypical product. In Del Amo, a gated neighborhood, “front of home” architecture faces onto the surrounding public streets to give a presence to the neighborhood and a friendly street edge while a landscape buffer provides desired separation along the Mall’s edge. Gateways provide pedestrian access to the neighborhood and homes from the surrounding sidewalks, as well as controlled access to the adjacent Life Style Center, shops and restaurants. Homes front onto pedestrian paseos, walkways and interior neighborhood streets, while daily access is via landscaped auto-courts offering guest parking, garage access and rear-of-home entry. A neighborhood park and recreation/pool facility accent the central portion of the neighborhood.

The project as proposed provides a well positioned residential neighborhood and product which enhances the existing community and acts as a transition from the older single family neighborhoods to the newly renovated Life Style Center.
